Plans change. Here is what happens when they do.
Effective 29 September 2026
A villa is a whole house, held for you alone from the moment you book. The notice periods below keep that fair for everyone. Write to the concierge first — a change of dates is often possible even after the refund window has passed.
| Cancelled | Refund |
|---|---|
30 days or more before arrival of the stay amount, less the payment gateway's charge | 100% |
15 to 29 days before arrival half the stay amount is deducted | 50% |
Under 15 days, or a no-show we always try to re-let the dates and refund what we recover | No refund |
Percentages are of the stay amount paid. The payment gateway's charge on the original payment is retained by the gateway and is the one deduction from a full refund.
What counts as the stay
The refund percentages apply to the villa rate, housekeeping and GST for the nights booked. Experiences booked alongside a stay follow the same notice periods.
Deposits and balances
Where you paid a deposit, the same percentages apply to the whole stay and are settled against what you have paid. A booking whose balance remains open past the due date on your confirmation is treated as cancelled on that date, under the tier that then applies.
How and when refunds arrive
Refunds go back to the card or account the payment came from, through Razorpay, and are started within two working days of our confirming the cancellation. Banks then take five to nine working days to show them.
If we have to cancel
If a villa becomes unavailable for reasons within our control, you choose between a comparable villa or a full refund, whatever the notice. Where the cause is beyond anyone's control — severe weather, a government order, a utility failure that makes the house unfit — we refund in full or hold your payment as credit, at your choice.
Bookings through a travel agent
The same periods apply. Refunds are made to whoever paid us, which may be your agent; settle with them under your own arrangement.
To cancel
Write to stay@spectacularvilla.com quoting your booking code, or reply to your confirmation. The notice period is counted from when we receive the message.
