What you agree to when you book

Spectacular Spaces and Experiences (“we”, “us”) operates a collection of private villas and experiences in Goa, India, and this website. A booking is a contract between you and us for the villa or experience named on your confirmation, for the dates and guest count it states.

A booking exists once we confirm it and payment has cleared — in full, or the deposit shown at checkout where a deposit was offered. Until then dates are held for thirty minutes and then released. Your confirmation email and booking code are your record.

You must be 18 or over to book, and the guest count on the booking is the maximum number of people who may stay. Every villa lists its capacity, and it holds on arrival.

Prices are in Indian rupees. GST at the rate that applies is shown separately at checkout and included in the total you pay. A tax invoice is issued to the billing address you give; our houses are in Goa, so it shows CGST and SGST. Payment is taken through Razorpay; your card details go to Razorpay alone.

Where a deposit was taken, the balance is due before arrival by the date on your confirmation. A booking whose balance is unpaid by that date may be treated as cancelled under the cancellation policy.

Rates shown to signed-in members, and points spent against a stay, are applied as shown at checkout, at the time of booking.

Check-in is from 3 pm and check-out by 11 am unless your confirmation says otherwise. We are required by law to record every guest's identity at check-in; you will be asked to complete this digitally before arrival or at the house. Foreign nationals must also complete Form C, which we file on your behalf.

The villa is a private home and is to be treated as one. No events, parties or photography for commercial use without our written agreement in advance. Silent hours begin at 10 pm: no loud music, out of regard for neighbours and by order of Goa Police. Fireworks are strictly not allowed. Smoking is outdoors only.

Pets are welcome only where the villa says so, and must be declared at booking: up to 2 per booking, with a pet cleaning fee of ₹1,000 per pet per night plus GST. Every animal counts, assistance animals included. The pool and house rules on each villa's page form part of these terms.

You are responsible for the conduct of everyone in your party and for any damage beyond ordinary wear, which will be charged at cost. A security deposit may be taken at check-in for some villas and is returned within seven days of departure less any such charge.

Changes of dates are subject to availability and to any difference in rate. Cancellations and refunds are governed entirely by the cancellation policy, which forms part of these terms.

If a villa becomes unavailable for your dates for reasons within our control, we will offer a comparable villa or a full refund, and that is the extent of our liability. Events beyond our reasonable control — weather, civil disruption, utility failure, government action — sit outside it, though we will always help you find a way through them.

Nothing in these terms limits liability that cannot be limited under Indian law.

Where a booking is made through a travel agent, the agent is our customer for payment and the guest is our customer for the stay; these terms apply to the guest as if they had booked directly. Agents are bound additionally by their agency agreement with us.

These terms are governed by the laws of India. Any dispute is subject to the exclusive jurisdiction of the courts of Goa. We would much rather talk first: stay@spectacularvilla.com.
